Claude, I just wanted to let you know that Jane and I picked up the escrow closing check last Monday for the sale of our Lease Purchase home to Mr. and Mrs. C. in Medford. The check was for $39,800.00. It sure beats working for a paycheck as they say! The money is nice, but also knowing that we, as Lease Purchase real estate investors, helped someone who had never owned their own home become a homeowner. This was particularly satisfying as these folks had rented for about 10 years. It is nice to sleep at night and know that you made a fair profit by helping someone else to better their lifestyle! Hi Claude, We did several deals this month. Last night we helped a couple fill out the forms to lease/purchase their home. They found the buyers and worked the deal, we just went through the paperwork for $1,000. (Pretty good pay for a telephone call, one visit to the house to make an offer, discussing different strategies and a couple of hours last night.) This weekend we'll sign papers on a cooperative strategy; $5,000 option consideration and we get 50% of that. I also have another house to co-op which no doubt will go this month and should bring at least another $2500 and I have another offer on the table that looks promising. We have also been able to take advantage of other cash flow avenues to help people get non-conforming financing. (One last month, one in the works and another being discussed.) Lease/Purchasing is still the easiest way to make money. Hope this finds you and your family in good health. Will be in touch.

Claude, hello there. Just thought I would drop you an e-mail saying hello and provide a little update. I put together my second deal... got it on contract for $59k, got a buyer for $79k and sold my Lease Purchase agreement for $5k and bought a diamond for my lovely girlfriend. I was talking with one of my old college buddies last night and he is interested in L/Os. I told him I would let him borrow my articles and newsletter folder that I got from you, but he must return it ASAP; I am not losing that stuff... I love it! I told him his next step after that would be to order your tapes... which get better each time I listen, too. Also, let me know what you thought of my ³Diamond² deal! Thanks,

Dear Claude, The lease option business is great; the last 2 weeks I have closed 2 deals, both in under a week. In the first one, I had a 1600 sq. ft. house with a mother-in-law apartment for $124,900.00. I put it in the paper on Sunday and by Thursday I had a deal and $1,700.00. The second one was a 600 sq. ft. handyman special, that I didn't really want, but since I had nothing to put in the paper for this past Sunday, I took it. It NEEDED WORK!!!!! I put it in the paper for $39,500.00 and the first people that looked at it Sunday, took it. However, they had a mobile home they needed to sell to get the $1,500.00 option money. So I went to the mobile home park Tuesday and found somebody to buy it, with me carrying the finance. 2 SALES IN 1. I tell everyone who calls for a reference on your course to not do like I did and wait a year; if necessary walk out to California or Colorado and take your course ASAP. Thanks for everything,

Well Claude, I finally did it! I completed my first transaction and it took less than a week with virtually no money out of my pocket. It was a co-op transaction on a 3/1, $975/mo rent with $400 rent credit. Purchase price was $129,900 with $4000 option consideration. The sellers were in my real estate investment club and it was a fluke that we had even gotten together! They had the home listed for 3 months at $129,900. I took over, had it sold within one week and made $2000! I signed the contract on August 14th, (put down -0- cash as option!) I bought and posted signs on August 15th ($25), received my first call August 15th and started calling my database of people August 15 & 16th. I had an open house August 23rd (got good leads) & took applications. I met with the owners on August 30th and signed the contract. The buyers didn't bring the cashiers' check like I had asked them to...instead they brought ALL CASH! I reluctantly took the cash!!!! As a parting gift, (I remembered what you had said about always giving someone value) I spent a few extra bucks, got address labels and printed the buyer's name and new address on them. I also gave them a large letter opener that holds my business card as a reminder of who helped them into their first home! THEY LOVED IT! The owners thought it was a great touch as well!

I didn't ask for any of the cash flow ($270/mo) because they had decided to refinance their first mortgage ($250,000) and give me the loan! (I am a part-time loan processor for a mortgage company and can write loans as well!) I will make 2 points on this loan ($5000) and my cut will be $2500! Not bad for my first transaction, huh?! Plus, I've made two new friends! They love me and have referred me to several of their friends who are selling their homes! The homes are listed with agents, but if the realtor can't sell them, guess whose door they will be knocking on! I need to get back into the swing of things. This deal took a little out of me, since it was my first one. (The owners never knew it! They thought I had been doing this forever and were asking me for advice!!!!) I've gotten really good leads on buyers with CASH who are looking for a rent-to-own and now I just need to find several houses! Thanks for your program. Claude, a good news story for you. I set up a sandwich deal in my home town, a nice 3br/2ba home with a big fenced in back yard. My position is as follows:
Purchase price is $76,000
Option Money down is $500
Rent is $655 per Month
A nice young woman came to look at it from the ads I ran. She had some bad credit in Ś95-96 due to a messy divorce. The local mortgage company will finance her in about a year (they want some more time between the charge-offs and the current credit). She has $2000 down so I get an up front profit of $1500 and she can afford $700 per month starting in September. Selling price is $84,900 and my total profit in this little deal, factoring in the option money received and rent credit is $5940. I know this is small, but it was very quick and easy. Now here comes the best part; she was so excited when I told her she could do the deal, she screamed into the phone like she had won the lottery! Boy, does that make you feel good.. better than Ed McMahon! I know that there are lots of small, easy deals like this in New Bern that I have been passing over. But, if I can do one small deal a month in addition to a couple of larger ones.... well now....that would be OK. Thanks for the knowledge. In Him,

4. It all Comes Back to You

It's mid-December and I am quite snug in our San Diego, California home. Outside it's 65 degrees and overcast. This is the California version of inclement weather. The Beach Boys are playing on the CD player and I have finished up three very nice Lease Purchase deals (Sandwich, Assignment & a Consultation). I figured "why not grab my favorite adult beverage' (of Coors), "find my Archie Bunker chair and settle in with the latest copy of The Manifest'. This is the local weekly newspaper of my newly adopted semi-annual home in Colorado. It is requisite reading for living in a small town (even when you are away). It's usually filled with information on ski conditions, weather and the all important local happenings. In a small town of 525 people (not including bears and moose) it is always essential to know who has had a baby, who's getting married, who's gone on to that great ski slope in the sky or who has lost their pet Buffalo. (I am not kidding, this is a true story that I will relate in another issue. By the way, guess who's neighborhood they found Buddy the Buffalo in?)

It was while reading The Manifest that I came upon an article about a man who had fallen off his own roof while repairing a shingle and who had broken his back. The author of the article acknowledged that the man would be hospitalized for quite some time and that he had no insurance. He was a husband and a father of three young children (with another little roofer on the way). To make matters worse it was two weeks before the December holidays. C J and I looked at each other and simultaneously decided to zip off a check to the family.

Before we go any further with this true and moving story I must interject with my corny success philosophy & rules of life: Rule #1: You have a duty to become rich. To use your G-d given talents to financially protect your family, to enjoy life and to help others. You have everything you will ever need to find your own greatness. The best part about finding your own financial freedom is that you can now afford to become the type of person you always wanted to be. The kind of person you told your kids that you were and wanted them to become. You wanted to just be a good human being. Rule #2: There is no feeling in the world like being able to aid another person without any reward other than just feeling good about yourself. Rule #3: Every time I help another, I find greatness in my life. Without exception every time I have given in my life, I have received a ten fold return. (My friend Art Fettig expounds on this concept in his book The Platinum Rule). Being a good dude (or dudette) is the best investment you will ever make in your life. (Hey, I told you it was corny!)

Back to our story: Anyway, it's 1 1/2 years later, we have returned to the Rockies and CJ has presented me with the dreaded 'honey do list'. One of the things I truly hate is the lawn mowing ritual. As a result, I usually wait until wild buffalo begin foraging in our yard. This year I decided it was time to break down and hire a landscaping/mowing company. Life is too short to deal with crab grass. There are much more important things to do, like Lease Purchase deals (right)? Anyway we decided to find a grass cutting crew. We happened to be in the Ace(c) Hardware Store which just happens to be the social center of Grand County. CJ noticed a sturdy looking 30 something fellow with a T-shirt that advertised his grass cutting company. We engaged the fellow in a conversation that went something like this:

Me: Howdy! (This is a classic western greeting). (In New York City it's Howya doin?)
Grass Guy: Howdy!
Me: Do you cut grass?
Grass Guy: Yep.
Me: Could you come over to my home and give me a price?
Grass Guy: Yep.

I was hoping that our new landscaper cut grass better than he conversed in chit chat. He came to our house later on as promised and perused our lawn. We introduced ourselves. He noticed the California license plates on our cars and looked quizzically at us.

You folks don't happen to live in San Diego do you? Yep, I replied.

Suddenly a big grin engulfed his face. You probably don't remember me, I'm Murphy.

I told him that I was sorry, but I didn't recall ever meeting him before.

We never met in person, he replied, but I know who you are.

(Well now I was totally lost.)

Murphy excitedly told us that he was the fellow who fell off the roof two Decembers ago and he remembered that we were one of the nice folks who sent him a check when he was injured.

I can't tell you what that check you sent me meant to my wife and kids. Thanks to folks like you we were able to keep going until I got better again. You saved our holiday.

Then he hugged us and said he was so grateful to be able to thank us personally. We were all standing around getting teary eyed with what actors call a "quiet dramatic pause".

I never knew that I could feel so good about helping another human being. The money is only important if it does some good. I learned from my Mentor that I had a duty to find my greatness, to utilize all the tools I am endowed with, to become financially free so that I could help others to find their greatness. Thank you Lease Purchasing and thank you Max (my Mentor).

At that moment a couple of his little ones climbed out of the pickup truck and came over to hold Dad's hands. I felt a warm glow that no amount of money could ever buy, but by giving it away I became a good human being.

Murphy then stated that he would take care of my lawn like no other grass cutter I have ever hired. This would be his way of paying us back.

I told him that he already had.


5. Technology Update-The Etch-A -Sketch(r)
Claude's Technology Update - New Discovery!

I just discovered the most fantastic portable laptop computer I have ever encountered. It actually resolves many problems that plague today's mobile warriors. It's an amazing device that has umlimited uses and requires no batteries, has two simple controls and a clear screen, it has no Y2K problems and the cost is less than $20.00. I discovered it, in of all places, my 7 year old's room. It's called an Etch-A-Sketch(r). Now hold on a minute bucko before you disparage this discovery. Let's look at the facts:
A. Completely portable.
B. You can do word processing (cursive only).
C. If it crashes you just have to turn it upside down to reboot.
D. To delete an article just turn upside down & shake it.
E. To save an article, don't shake it.
Join the new non electronic revolution and start rumaging in your kids' toy chests today.

6. If I had My Life to Live Over again

If I had my Life to live over..
I would have talked less and listened more.
I would have invited friends over to dinner even if the carpet was stained and the sofa faded.
I would have eaten the popcorn in the "good" Living Room and worried much less about the dirt when someone wanted to light a fire in the fireplace.
I would have taken the time to listen to my grandfather ramble about his youth.
I would never have insisted the car windows be rolled up on a summer day because my hair had just been teased and sprayed.
I would have burned the pink candle sculpted like a rose before it melted in storage.
I would have sat on the lawn with my children and not worried about grass stains.
I would have cried and laughed less while watching television and more while watching life.
I would have gone to bed when I was sick instead of pretending the earth would go into a holding pattern if I weren't there for the day.
Instead of wishing away nine months of pregnancy, I'd have cherished every moment and realized that the wonderment growing inside me was the only chance in life to assist God in a miracle.
When my kids kissed me impetuously, I would never have said "Later, now go get washed up for dinner."
There would have been more "I love yous" more "I'm sorrys", but mostly given another shot at life, I would seize every minute, look at and really see it and live it.


7. Great Lease Purchase Strategies-The Pure Option

This is basically an option absent a lease in which the seller/owner grants to the potential buyer the right of purchase for a given time period. The price is locked in for a specific time period and you have the right to exercise that option or in most cases assign (sell) the deal you found/created. This is a particularly handy technique to use when you have a seller who needs to cash out of his home and is motivated to give you an undermarket deal. It can also be utilized to take advantage of the good deals that come across your desk, but you don't want to buy personally or can't at the time. It's a way to lock in a good deal and then have the time to re-market it to another investor. Pure options are great for wholesaling or playing a middle man position when the opportunity presents itself.

Strategy Tip: If you have a seller who is reluctant to grant you a pure option since he is trying to sell it himself, then negotiate a first right of refusal. This right allows you the first opportunity to purchase or exercise the option on the property. This way the seller can go ahead with a sale (if he finds a buyer) by giving you adequate notice and refunding your option money.

Example: Some land is available near an area that you know is being developed in the near future. You negotiate and lock in the price with a small amount of option money. You then advertise and try to flip the contract for the land for a profit. This is an assignment of the pure option agreement and you would receive an assignment fee. This profit could also be taken back as a note which you can keep for the cash flow or just sell at a discount for an immediate reward.

The pure option is a great way to lock up a deal, avoid any monthly payments and protect a deal for yourself in inflationary or growth periods in real estate. It gives you true leverage since you only have to put up some option consideration which is, of course, a negotiable amount. The next time you find a good deal or something that you might want to save for a rainy day consider the pure option technique.

One of the great geniuses in U.S. history was Thomas Jefferson. When John F. Kennedy was President, he hosted a dinner at the White House to honor Nobel Prize Winners. He welcomed the guests by saying, "This much genius has not been in the White House ever since Thomas Jefferson dined alone."

Here are JEFFERSON'S Ten Commandments . . .
1. Never put off 'til tomorrow what you can do today.
2. Never trouble another for what you can do yourself.

9. Sample Transcript from The Worlds Greatest Lease Purchase Tapes

What if I told you that there was a unique strategy in real estate where you could make all the money you wanted with virtually no competition? What if I told you that you could make profits upfront, every month and at the end of every deal? That you would control good properties in good neighborhoods; no more fixers and tenant and toilet problems. Your tenants, in fact, would pay you on time gladly and they would take care of all the repairs. You would be able to create first class notes; not look for notes, but create notes that would generate wonderful, consistent positive cash flow. Imagine going to the post office and picking up checks everyday instead of bills. What if I told you that you could do all of this and much more with the niche of Lease Purchasing? Isn't it time that you began to learn about this wonderful concept in creative and profitable real estate?

My name is Claude Diamond and I am going to speak in this tape series about Lease Purchasing. In my opinion, Lease Purchasing is one of the most creative win-win strategies ever developed. I have tried every type of method in creative real estate including fixers, foreclosures, sweat equity-no equity, you name it, I've tried it! You know what? It's not that you can't make money with all these different techniques, it's just that they are so darn frustrating!

I discovered a long time ago that I don't want to argue with banks about getting loans and fill out countless applications. I really don't want to repair other peoples' properties, put in new toilet seats and change garbage disposals. I discovered that I don't want to deal with the horrendous tenant problems like rent collections and evictions. It's just such an exhausting business. It's not that you can't make money with these other methods; everyone has at least ONE brag story in real estate. The problem is, however, that you need to have a business that can allow you to generate consistent cash flow every week, every day. Most methods wear you out or leave you in high debt or worse, dead broke.

If you have gone to enough seminars, bought enough books and tapes, as I have, you know that they (gurus) usually give you enough information to become dangerous, teach tired old fixer-upper tenant & toilet strategies, but I wanted something more; something that really worked. I was looking for a means to do creative real estate that was win-win, that could solve peoples' problems and was not the same old tired stuff taught at the workshops and bootcamps. Most techniques taught then (and now) are impractical for the starting investor.

My problem, however, was that I loved creative real estate, I wanted to do it full-time and I wanted more than a hand to mouth existence. I wanted to make enough money to pay the cable TV bill. I wanted to get rich in real estate and I eventually did. Never be ashamed of wanting to achieve your financial freedom. The best feeling in the world is knowing that you have more than enough money so you don't have to worry about it anymore.

On these tapes, I am going to share with you my concept of real estate, smart real estate. Welcome to Lease Purchasing!

10. Claude's Receipe for Rigatoni Surprise (BURP SPECIAL)

What do you eat after a hard home office day of doing Lease Purchase deals, the wife deserves a day off and the kids are hungry? Why you create a delicious quick carb meal entitled Rigatoni Surprise. Just get the largest aluminum disposable pan you can find at your supermarket (I hate cleaning pans). Buy 2 Lbs of good Italian Rigatoni and boil up in advance to a delectable softness. (Throw one on the ceiling and if it doesn't stick then it's ready!) Marital warning! If it does hang up on your wife's ceiling, immediately go to the garage, get the folding ladder and remove it! By now you will have discovered that you have enough pasta to feed a Lonnie Scruggs Convention! Cook 2 Lbs of the leanest ground meat and 1 Lb of sausage and add to the pasta. Buy 1 Lb each of shredded mozarella and cheddar cheese, one container of Ricotta Cheese and add to the messy looking aluminum pan. Add one quart of your favorite tomato sauce and pour completely over everything. Add a can of whole peeled tomatoes on the top. Cover with aluminum foil and bake for 60 minutes @ 350 degrees. Serve with some killer homemade garlic bread and a bottle of chianti or sangiovese. Bon Appetite! The surprise, by the way, is that this stuff lasts for days. You'll be eating it for a week! Hey, I heard that! I'm no Julia Child, but at least I try! BTW its called a surprise is that that you get to eat this stuff for 3 or more day (unless you chuck it out)
